Kitchen
Incorporating oak beams dating from the 16th century, the modern kitchen is fully fitted and opens into the conservatory with far-reaching views and access to the patio and hot tub through French doors. Separate porch/utility room complete with washing machine.

Dining & Conservatory
Whether you're reading the papers with your morning coffee or having dinner, enjoy views out across the fields towards the Howardian Hills. The French doors open out directly from the conservatory area to the patio and garden.


Sitting Room
A warm, snug sitting room with a working log stove. The perfect place to settle down with a glass of wine after a day's walking in the hills. Access to the patio via French doors. One sofa opens out into a sofa-bed.

Balcony & Garden with Hot Tub
The patio with fire-pit provides views through the apple orchard and across the Vale. There is a large garden with hot tub, and access out to the field. On the first floor, the balcony is the perfect place for a morning cup of tea, or a glass of wine on a sunny evening.


Bedroom 1
Bedroom One has a Super King-Size double, which can be separated into two singles. Views from the bed look out onto the balcony through French windows.


Bedroom 2
Bedroom Two has views in three directions and a large double bed. There is also a fold out single bed which can be used to convert into a family room.
Bedroom 3
Bedroom Three has two single beds and views through the back woods.


Bathrooms
The house has two bathrooms: the downstairs bathroom has a walk-in shower; the upstairs bathroom has a bath and separate walk-in shower.
